wouldはwillの過去形、couldはcanの過去形です。
なので使い方もwillとcanの使い分けと同様です。

If I had a lot of money, I would buy a house.
「大金があれば家を買うのになあ」 推量

If I had a lot of money, I could buy a house.
「大金があれば家が買えたのになあ」 可能

伝えたいニュアンスで使い分けます
