Thatは直前の発言内容など、日本語の長文で言うところの「これにより、OOがXXなのである」の「これにより」と似た意味を表します。
一方、The thingは
「物」や「事柄」を抽象的（=ふわっと）に表したり
後ろに説明を付け足して「物」と言う意味で使ったりする言葉です。

例1）
