the things(というかthe thing)に置き換えた場合、the thingは代名詞ではないのでthe coastの言い換えにはなりません、what is now North Carolinaは、今で言うノースキャロライナの場所と訳せばいいのではないでしょうか。whatは代名詞なので名詞の訳になっていればいいのです。その代表として、the thingとの置き換えが可能と言われているだけで、まあ実際少し不自然ではあるかもしれませんが、場合によってはthe placeと置き換えることも、 placeが名詞なのでできます。
"what is now North Carolina" == "the land/region/territory that is now North Carolina"
